Cozy Escapes provides a property management platform that enables:

• Landlords to list properties, receive tenant applications, manage maintenance requests, and process lease documents
• Tenants to search for properties, submit rental applications, request maintenance, and sign lease agreements electronically

3. User Accounts

Account Registration

To use certain features of the Service, you must create an account. You agree to:

• Provide accurate and complete information
• Maintain the security of your account credentials
• Notify us immediately of any unauthorized use
• Be responsible for all activities under your account

Account Types

• Landlord accounts: For property owners and managers
• Tenant accounts: For individuals seeking or renting properties

4. User Responsibilities

For Landlords

• Provide accurate property information and photos
• Comply with all applicable fair housing and anti-discrimination laws
• Respond to tenant communications and maintenance requests in a timely manner
• Ensure lease documents comply with local laws

For Tenants

• Provide truthful information in rental applications
• Only submit applications for properties you genuinely intend to rent
• Communicate respectfully with landlords
• Honor commitments made through the platform

5. Prohibited Conduct

You agree NOT to:

• Provide false or misleading information
• Use the Service for any unlawful purpose
• Harass, threaten, or discriminate against other users
• Attempt to access accounts or data belonging to others
• Interfere with or disrupt the Service
• Use automated systems to access the Service without permission
• Violate any applicable laws or regulations

6. Electronic Signatures

By using our electronic signature features (powered by DocuSeal), you agree that:

• Electronic signatures are legally binding and equivalent to handwritten signatures
• You consent to conduct transactions electronically
• You have the ability to access and retain electronic records
• You are authorized to sign on your own behalf (or on behalf of an entity you represent)

7. Intellectual Property

The Service and its original content, features, and functionality are owned by Cozy Escapes and are protected by copyright, trademark, and other intellectual property laws. You may not copy, modify, distribute, or create derivative works without our express permission.

8. Third-Party Services

Our Service integrates with third-party services including Google Firebase and DocuSeal. Your use of these services is subject to their respective terms and privacy policies.

9. Disclaimer of Warranties

THE SERVICE IS PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED. WE DO NOT WARRANT THAT THE SERVICE WILL BE UNINTERRUPTED, SECURE, OR ERROR-FREE.

Cozy Escapes does not:

• Verify the identity or background of users
• Guarantee the accuracy of property listings
• Provide legal, financial, or real estate advice
• Act as a party to any rental agreement

10. Limitation of Liability

TO THE MAXIMUM EXTENT PERMITTED BY LAW, COZY ESCAPES SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES, INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL, ARISING FROM YOUR USE OF THE SERVICE.

We are not responsible for:

• Disputes between landlords and tenants
• The condition of rental properties
• The conduct of any user
• Failed or fraudulent transactions

11. Indemnification

You agree to indemnify and hold harmless Cozy Escapes, its officers, directors, employees, and agents from any claims, damages, losses, or expenses (including legal fees) arising from your use of the Service or violation of these Terms.

12. Termination

We may suspend or terminate your account at any time for any reason, including violation of these Terms. Upon termination, your right to use the Service will cease immediately.

13. Changes to Terms

We reserve the right to modify these Terms at any time. We will provide notice of material changes by posting the updated Terms on this page. Your continued use of the Service after changes constitutes acceptance of the new Terms.
